Used where a developer, warranty provider or third party disputes responsibility or attributes symptoms to “lifestyle”. We investigate the mechanism and document the evidence required for a clear technical decision.

Investigation scope

Plans/specifications (where available), photographs, correspondence and prior reports are reviewed to define the question being asked and evidence gaps.

The inspection focuses on accessible construction, junctions, provisions, and visible indicators relevant to the reported symptoms.

Moisture profiling and thermal imaging may be used where they materially improve confidence or reduce uncertainty. Limitations are stated where finishes conceal construction.

Competing hypotheses are considered. The report sets out the mechanism best supported by the available evidence and highlights where confirmation is not possible without targeted opening-up.

Where relevant, findings are mapped to applicable requirements/guidance at a high level, with scope limits stated clearly (this is not a design certification service).

Outputs are written for technical and claims decisions: findings, implications, evidence gaps, limitations, and proportionate next steps.

Review of documents and information you supply. A short written findings note identifying likely mechanism(s), evidence gaps and recommended next steps.

Full Defect Investigation — Starting At £1,000

Site inspection with appropriate non-destructive diagnostics and a structured report suitable for technical and claims decisions. Invasive surveys are undertaken if required.

Fees are set to establish clarity early and reduce repeat inspections and avoidable escalation.
